The housing market in the Fayetteville area is booming, but some areas in and around the city are especially sought after, according to a real estate agent who closely follows the trends.

David Evans, who researches and analyzes the real estate market in Cumberland County and the surrounding area, said that after discussing the needs of a potential home buyer, he looks at a number of factors to determine the best option for the person. Here are four areas with neighborhoods he says appear to be particularly desirable to buyers in the Fayetteville area, along with two nearby areas that are just outside the Cumberland County market.

Haymount and nearby areas

Evans said that the historic area of ​​Haymount was well planned because many of the houses were built at a time when those who were building neighborhoods thought more about how they were arranged. A neighborhood built close to downtown would require the developer to buy expensive land, Evans said.

Other high-demand neighborhoods are near Morganton Church and McPherson streets, Evans said. Those include Murray Hills and Kingsford, he said.

Sales are pending for three homes in Haymount with prices from $159,000 to $200,000, according to the website realtor.com. The homes range in size from 1,350 square feet to 1,550 square feet, he said.

One home is listed for sale in Murray Hills, according to the website. The 2,200-square-foot home is listed for $260,000.

In Kingsford, the only home listed for sale on realtor.com has 5,500 square feet and a listing price of $699,900.

Ramsey Street near Interstate 295

Evans said the lines tend to bring development. This may interest you : Port Henderson Arts Association commission plan for major performing arts facility. He said he expects I-295 to spur even more growth once it’s completed.

The highway already connects to Interstate 95 north of Fayetteville and will eventually connect to the interstate in Robeson County, a few miles below the Cumberland County line. It is scheduled to be completed in 2026.

“Once it’s completed, it has an impact,” Evans said.

The highway is already being considered by some home buyers, especially those who want an easy and quick commute to Fort Bragg. The I-295 exit at the All American Freeway is next door to a post.

Fairfield Farms and Greystone Farms are two developments sought after by buyers, Evans said. Both are located on Ramsey Street near an on-ramp to I-295.

In Fairfield Farms, three homes under construction are listed on the website zillow.com. The site didn‘t list square footage, but all the homes had at least four bedrooms and three bathrooms with prices ranging from $430,000 to $530,000.

The website has one home in Greystone Farms listed for sale. The four-bedroom, five-bathroom home is listed for $580,000, according to the site.

Hoke County off U.S. 401

Evans said the two Ramsey Street neighborhoods have another feature that makes them desirable — a sense of community that makes it easy for someone to know when they’re in the neighborhood. The two developments are both easily identifiable and have a good amount of open space near the main entrance.

Two other communities that share that characteristic are considered in the Cumberland County market even though they are not located in the county. Turnberry and Bedford were built in Hoke County off US 401 between Fayetteville and Raeford.

Easily visible stone signs mark the entrances to both districts. Turberry’s developers put a large park near the entrance on land that could have been subdivided for homes, Evans said.

“That neighborhood has a great sense of community,” he said.

Zillow.com lists one home for sale in Bedford. It has four bedrooms and four bathrooms with a listing price of $399,748.

No homes are currently listed for sale in Turnberry on realtor.com or zillow.com.

Jack Britt school district

Families with children often consider school districts when looking for a home to buy, Evans said. Among the most sought after is the Jack Britt High School area.

The school is located off of Rockfish Road in the southwestern part of Cumberland County. A number of residential and commercial developments have sprung up around and near the school.

One of the desirable neighborhoods in the area — Kensington Village — also has an area set aside for a park, Evans said. Another — Gates Four — is home to a golf course.

Realtor.com lists one home with a pending sale in Kensington Village. The 2,300-square-foot home has three bedrooms and two-and-a-half bathrooms, with a list price of $285,900.

At Gate’s Four, three homes are listed for sale and another six have pending sales, according to the website. Homes range in size from 1,250 square feet to 8,500 square feet with prices from $179,900 to $1.5 million.

Moore and Lee counties

Evans said Moore and Lee counties are not considered in the Cumberland County market, but both attract people who work in the Fayetteville area.

Moore County is home to world-class golf courses, including nine at Pinehurst Resort, and an area with several horse farms.

Evans said Sanford in Lee County is becoming a beautiful town. US 1 in the county also provides access to the Raleigh area, he said.

“They’re going to have a lot of growth,” he said.

Both counties also have areas that give residents a relatively quick commute to the Army post, Evans said.

“If Bragg is your thing, you’re close with one of these,” he said.
